Investing in real estate bonds at ER Capital
Investing in bonds: What are real estate bonds?
Real estate bonds are bonds issued by a company operating in the property sector. For many investors, real estate bonds can complement a diversified investment portfolio due to their structured nature and predefined terms.
Real estate bonds differ from direct property ownership. You do not own any buildings and are not involved in the management, maintenance, or letting of property. At the same time, real estate bonds also differ from listed investments, as they are generally not traded daily and typically have a longer maturity.
Real estate bonds may be suitable for investors seeking a structured investment with fixed conditions and who are willing to commit their capital for a longer period. They are intended for investors who can bear risks and invest with funds they do not need in the short term.

Investing in real estate bonds: how does it work?
With your investment, you provide a loan to ER Capital. The capital you invest is used for the acquisition, operation, and management of a carefully selected portfolio of commercial real estate. In this way, you invest indirectly in the property market and benefit from passive income, without having to own or manage property yourself. Depending on the chosen term, you receive a fixed interest rate between 4% and 8%*.
ER Capital's real estate portfolio
ER Capital focuses exclusively on commercial real estate in the Netherlands and manages a diversified property portfolio with assets in various economically significant regions, including Delft, Hoofddorp, Purmerend, Zoetermeer, Eindhoven, Den Bosch, and Bilthoven.
The portfolio is characterised by a multi-tenant structure, with multiple tenants per property and varying lease terms. This structure contributes to diversification within cash flows. In addition, part of the portfolio offers opportunities for redevelopment or transformation, which may contribute to the long-term value growth of the real estate portfolio.
